It is a good idea to take a look around your neighborhood and look at the other houses that are on the market. This should give you a good idea as to what the comparable look like and what buyers will be comparing your house to.
The first step is to make a list of everything you think is worn out or defective in your house. Buyers might see one flaw and think to themselves what else is wrong with this home that I can not see. First impressions can make all the difference. When looking over the list, try to put a dollar amount next to each flaw or worn out feature. If the expense to fix the issue is minimal, then it is a prudent decision to make that fix. Here are a list of a few items that sellers should make before listing their home:
- Patch all holes or cracks
- Repaint house in neutral colors
- Replace or clean carpets
- Deep clean whole house
- Replace broken screens
- Reseal toilet
- Fix leaking faucets
- Regrout tile
