Selling A Home: Escrow

Escrow happens after both you and the buyer have signed the sales contract until the close of the home.  The escrow company is a third party hired to follow the instructions drawn up by both the buyer and seller.  The escrow company’s duties are to insure delivery of funds from the buyer to the seller and convey title when all the provisions of escrow have been compiled with.  When selling your home, generally, you will not have to do much in terms of escrow.  For the most part, the main duty you will have is to be responsive when asked for items or availability.  Most of the time this will be in the form of requests from the home appraiser or home inspector to visit the home.  You need to be available to let these people enter your home and do their work.  Additionally,  if there is cloud in the title (like liens from a contractor), you will be asked to take care of these in order for the sale to move forward.
